The current City Master Plan was issued in 2002.
The Master Plan is "the general land use plan for the physical development of the municipality." The official map shows the division of Stamford into land use categories defined by the Planning Board and made a part of the plan. Although these land use categories contain maximum residential densities for each category, several zoning districts may be located within each planning category.
New Designations/Amendments
Any new zone designation must conform to the Master Plan. If it does not, the Master Plan must be changed. An application for such change shall be submitted to the Planning Board on a form provided in the Land Use Bureau. The application shall include a filing fee of $250.00 and eight copies of a map showing the area proposed for change. In addition a list containing the names and addresses of all property owners within the area proposed for change and all neighboring property owners will be required.
All Master Plan amendments require a public hearing. Following due notice, a hearing is conducted by the Planning Board. The applicant will be notified of the hearing date. It is the applicant's responsibility to notify the neighboring property owners prior to the hearing. Requirements regarding notification will be provided at the time the application is filed.
The Planning Board must render a decision within 60 days of the close of the public hearing. Notice of the decision will be mailed to the applicant. If the Master Plan amendment is approved the applicant may then submit an application to the Zoning Board for a Zoning Map Change.
The Master Plan, as well as Land Use Maps showing the Master Plan Categories and Zoning Districts, are available for public inspection at the Land Use Bureau, 7th floor Government Center, between the hours of 8:00 A.M. and 4:00 P.M., Monday through Friday.
